Water Lines to Refrigerators in Condominiums

Many refrigerators have water lines that refill automatic ice makers. The valves to these water lines commonly leak causing drywall damage and mold. In almost all situations, the CC&Rs or Operating Rules designate these valves as either separate property or exclusive use common area property making the unit owners responsible for any damage resulting from a leak. Owners are cautioned to replace these values if they are more than 5 years old since the cost of dealing with a leak far exceeds the cost of replacing all of the valves in a typical condominium.
